Majority of mainstream builders don’t or won’t touch these sites and those who do will charge you a premium for it. This is where being an owner builder can really pay off and save you.
We believe that difficult sites generally are the best sites to build on because if you are on a hill you normally have a view or an elevated liveable house design. There are only a small amount of builders in the market who will build on difficult sites and lots of them will charge exorbitant costs to do so. The other way that these sites are developed is to have a large cut and fill section complete which again adds to the build price and leaves you with an ugly retaining wall to look at. We have access to building systems that remove not only the need for large cut and fill but can also give you extra floor area at a minimal extra cost. There is also little to no cut and fill required.
Tight sites need a larger level of prior planning to ensure that all of the work is done in stages and nothing is missed. It can be very time consuming and not much fun if you have to hand dig some footings because the excavator can no longer get into the block because the house is too close to the boundaries. This is one of the areas where having a building professional on your team can help you save time and money.
