Our services offered to you

Here at Owner Builder Assist we have put together a few different options to help assist you best with your building project.

Full Project Service:

This is our full project service where we are your personal ‘project managers’ we assist you from start to finish; everything from dealing with certifiers, trades, suppliers, organising quotes, booking in the trades, quality control, trouble shooting etc – this service is what builders provide only difference is you have control, choices of trades, and save you money.

Part Project Service:

This service is the same as the above ‘full project service’ the difference is you tell us how much help you want and when to stop – for example if you only need help from start to lock-up this is the service for you.

As needed consultation service:

This service is great for those Owner Builders who only need advice when required – this is booked in a block of 3 hours and is an on-site visit or in a local coffee shop.

Building a new home from scratch can be a daunting experience especially if you have no trade background and even then if you have some; knowing the correct order, trades involved, administration, dealing with certification and the paperwork.

By using our service we can work with you to ensure you get a high quality build within reasonable time frames and at a cost saving to you. Builders will try to push you into a corner by getting all of the finishes decisions done up front and then any changes will incure high variation charges. With us we can allow you to take a more relaxed approach to building you home by getting you to make choices when you need them. This takes the pressure off you making all of your decisions within a very short period of time.

At Owner builder assist we believe that building your own home should be an enjoyable rewarding experience that you can tell all of your mates about. We can make this happen by working with you not trying to suck every dollar out of you until we go onto the next client. You are in control we us, we are just advising you which direction to go.

Typically these are smaller jobs than a new full build so again builder margins and variations are generally higher; this is an area where you can minimise costs as an Owner Builder.

Builders typically do not want smaller jobs so to justify doing the work the generally inflate the prices to cover their administration fees. With Owner Builder Assist you get the benefit of having the professional assistance without the inflated costs and we work with you to make this happen.

This is an area of unknown, builders who deal specifically in renovations charge out at a higher margin and charge hefty on variations. As an Owner Builder you save the margin and hefty variation fees.

The reason behind builders charging extra is they may take cladding off a wall and find the whole wall needs to be replaced due to hidden water damage or even termites. By using Owner Builder Assist, we work to fix these problems just as the builder would, however all you are paying for is the extra labour and materials it costs to do these changes. There are no variation charges, which over a typical renovation can be tens of thousands of dollars.

Majority of mainstream builders don’t or won’t touch these sites and those who do will charge you a premium for it. This is where being an owner builder can really pay off and save you.

We believe that difficult sites generally are the best sites to build on because if you are on a hill you normally have a view or an elevated liveable house design. There are only a small amount of builders in the market who will build on difficult sites and lots of them will charge exorbitant costs to do so. The other way that these sites are developed is to have a large cut and fill section complete which again adds to the build price and leaves you with an ugly retaining wall to look at. We have access to building systems that remove not only the need for large cut and fill but can also give you extra floor area at a minimal extra cost. There is also little to no cut and fill required.

Tight sites need a larger level of prior planning to ensure that all of the work is done in stages and nothing is missed. It can be very time consuming and not much fun if you have to hand dig some footings because the excavator can no longer get into the block because the house is too close to the boundaries. This is one of the areas where having a building professional on your team can help you save time and money.
